Coop Store to replace Ring-O-Bells Pub

The Planning Department of Bradford Metropolitan District Council have approved a planning application in the following terms. (It was the second application for the work.)

Demolition of public house and construction of convenience store with associated access, car parking, servicing area and landscaping at Ring O Bells Hotel 289 Harrogate Road Bradford West Yorkshire BD2 3RQ.

The plans and supporting documentation were on display at the Jacob's Well offices, 9-5 Mon-Thu and 9-4.30 Fri.

rough sketch
of site plan Here's a rough sketch of the plans (please note it is not intended to be an exact copy!). It shows a rectangular single-storey building which will have roughly the same floor-area as the existing pub, but offset slightly from the present site. The building protrudes out into the present car park area, and most of the land occupied by the present building would be flattened for a car park.

The new building would back onto Pullan Avenue and have an entrance in the direction of the veterinary surgery. It would be reached by steps up from pavement level, or by a ramp if people instead walked round a raised flower bed in front of the entrance.

There would be a car-park with 15 spaces, reached from Harrogate Road, between the new building and the adjoining houses, separated from them by a boarded fence to reduce noise. Lorries would also enter from Harrogate Road to a service area beside the store, but would then leave via a barrier exit onto Pullan Avenue (the barrier to be kept down when not in use, to prevent cars using it as a rat-run).

The Coop have also made a separate application for a licence to sell alcohol for consumption off the premises, 7am to 11pm on 7 days a week. We the church were opposed to the licence application, but it was nevertheless granted by the licensing panel.

As yet we have no news of when the building work will start or when the new store will open.

The plans can be seen at: http://www.planning4bradford.com/tdc/DcApplication/application_searchform.aspx.
The first planning application number was 06/03534, and the second is 06/06861.
